A major component of the MEP design for the modular building located in Arizona, Texas, Colorado, California state is to maintain proper comfortable temperatures and good air quality across distinct functional zones within the drive-thru coffee shop, such as the service window area, and customer pickup zone. 3S MEP’s goal was to provide a complete MEP design that meets the needs of a modular drive-thru coffee shop and works well in any location.

The 3S mechanical team designed an HVAC system to accommodate the most challenging climate conditions among the four states: Arizona, Texas, Colorado, and California. The RTU was selected and sized to handle the highest expected heating and cooling loads, ensuring reliable performance even in the most extreme weather conditions experienced in any of these states.

The 3S Electrical team designed the lighting and power distribution system and was engineered to accommodate the coffee shop’s total electrical load, incorporating dedicated circuits and appropriate panel board sizing for high-demand equipment such as espresso machines, refrigeration units, HVAC systems, and point-of-sale (POS) stations. Load calculations were performed in accordance with the National Electrical Code (NEC).

The 3S plumbing team also drew up a comprehensive plan for the water supply and sanitary waste systems and a grease disposal system that will handle the waste capacity and meet local regulations and standards.

With all 3S MEP projects, the primary focus is integrating MEP and structural designs with the construction and architectural partners and the end-users to minimize the need for design adjustments or revisions during the construction process. Design teams from 3S MEP actively engage with all stakeholders to identify potential conflicts and optimize overall system layout.
